Why furniture cleaning matters in a Dubai home
-
Fabric holds what the air brings in
Fine sand gets into every apartment here whatever you do, and it settles into upholstery rather than sitting on top of it. A vacuum takes the surface layer. What's worked down into the foam stays there and grinds the fibres from the inside every time someone sits down.
-
Humidity and closed rooms
Air conditioning keeps a room cool but the humidity is still there, and fabric holds moisture. That combination is why furniture in Dubai can smell faintly musty in a room that looks perfectly clean, and why mould shows up on the underside of cushions before anywhere visible.
-
Upholstery outlasts its cover
Good furniture is worth keeping. Cleaning on a schedule costs a fraction of reupholstering, and it's the difference between fabric that fades evenly and fabric that wears through in the spots people actually use.
What our furniture cleaning service covers
Method depends entirely on what the piece is made of, so we check before touching it. These are the pieces we're asked for most.
-
Armchairs and dining chairsPriced per seat and cleaned by extraction, including the back, the arms and underneath the seat pad where nobody looks. Dining chairs collect food and hand oils along the top rail, which is usually the dirtiest part of the whole chair.
-
Upholstery cleaningAny fabric-covered piece: ottomans, benches, window seats, headboards, upholstered bed bases. Fabric is tested on a hidden section first, because velvet, linen, chenille and synthetic blends all react differently to water and to heat.
-
Leather furniture cleaningCleaned and then conditioned, which is the step that gets skipped. Leather in Dubai dries out under air conditioning and cracks along the fold lines. A standard upholstery product strips what oils are left and accelerates exactly that.
-
Wooden furniture cleaning and polishingDining tables, cabinets, sideboards and bed frames. Cleaned with products that won't lift the finish, then polished. Water rings, heat marks and sun fading on the side facing the window are the three things we're asked about most.
-
Pet stains and odourTreated at the source rather than covered over. Odour from a pet accident lives in the foam under the fabric, so surface cleaning gets rid of the mark and leaves the smell, which comes back on the first humid day.

Furniture cleaning services in Dubai
Furniture in Dubai gets a harder time than furniture anywhere temperate. Sand gets indoors no matter how well the building is sealed and settles into fabric rather than on it. Air conditioning dries out leather and wood. Humidity works on everything else. Meanwhile most people vacuum the sofa cushions occasionally and consider the job done.
We’ve been cleaning homes across Dubai for nine years. Furniture we do on site, at your place, with the machines brought to you.
Upholstery cleaning in Dubai
Upholstery is where the real difference shows, because the dirt isn’t on the surface. It’s worked down into the foam by everyone who has ever sat there, and it stays.
Extraction is what gets it out. Solution goes into the fabric, then comes back out with the soil suspended in it, which is a different thing entirely from wiping or from a domestic spray-and-vac. Steam handles the sanitising side, killing what’s living in the fabric without soaking it.
The reason we test first is that upholstery fabric varies wildly. Velvet crushes and watermarks. Linen shrinks. Chenille flattens if you work it the wrong way. Synthetic blends handle almost anything. Guessing here is how a chair ends up with a pale patch you can see from across the room.
Anything fabric-covered is upholstery cleaning: armchairs, dining chairs, ottomans, benches, headboards, upholstered bed bases, window seats.
Chairs and armchairs
Priced by the seat, at AED 40 plus 5% VAT for chairs. What most people underestimate is dining chairs. Hands go on the top rail every meal, food goes on the seat, and the fabric there carries more than a sofa does per square centimetre. A set of eight cleaned together makes a bigger visible difference than almost any other job in the house.
Armchairs get the same treatment as sofa seating: back, arms, cushion, and the deck underneath where crumbs and coins live.
Furniture steam cleaning
Steam is the part of the process people actually ask for by name, and for a good reason. It sanitises with heat rather than chemistry, so it deals with bacteria and dust mites without adding anything to the fabric that has to come back out later.
It also uses very little water. That matters more here than in most climates, because upholstery left saturated in a humid apartment stays damp in the core for days and comes back smelling worse than it started.
Steam works on most upholstery. It’s not the answer for everything though: some silks and certain leathers get a dry method instead, and we decide that at the test stage.
Leather furniture cleaning
Leather needs cleaning and conditioning, in that order, and the second half is the one that gets left out.
Air conditioning pulls moisture out of leather continuously. Without conditioning it goes stiff and cracks along the fold lines, usually on the seat front and the arm tops first. Standard upholstery cleaner accelerates this, because it strips the oils that are still in there.
We clean with a leather-safe product and then recondition, so the hide stays flexible. On older pieces this can bring back a lot of the colour depth people assume is gone for good.
Wooden furniture cleaning and polishing
Dining tables, sideboards, cabinets, bed frames. Cleaned with something that won’t lift the finish, then polished to bring the depth back.
The three problems we see constantly in Dubai: water rings from glasses, heat marks from dishes set down without a mat, and uneven fading where one side of the piece faces a window. The first two usually come out. Sun fading depends on how far it’s gone.
Pet stains and odour
The mark and the smell are two separate problems, and only fixing one is why the smell comes back.
A pet accident soaks through the fabric into the foam beneath. Surface cleaning removes the visible stain and leaves the source, and then the first humid day brings it straight back. We treat down at the level where it actually is, which takes longer and works.
Mould on furniture
Turns up on pieces standing against an external wall, in guest rooms nobody opens, and on furniture stored over a summer. It’s removed and the surface treated, and we’ll check whether it’s gone into the foam.
Sometimes the answer is that a piece can’t be saved, and we’d rather say that than take money for a job that won’t hold.
Home and office furniture
Office furniture follows the same rules with harder use. Task chairs get eight hours of contact a day, five days a week, and reception seating is the first thing a visitor touches. Both are extracted rather than wiped, and both are usually scheduled outside working hours.
How often
Every six to twelve months for furniture in daily use. Sooner with pets, small children, or a home where the balcony door stays open. Dining chairs and task chairs need it more often than their appearance suggests, because the wear is even and you stop noticing it.
