Floor polishing services in Dubai

Sand is what ages a floor in Dubai. It comes in on shoes every day and works like fine sandpaper underfoot, which means the problem usually isn’t dirt at all. The surface itself has been worn down.

That’s why mopping stops making a difference at some point. There’s nothing left on top to remove. Polishing takes off the damaged layer and gets back to the material underneath, which is still fine. Nine years doing this across Dubai, on villas, apartments and commercial floors.

Most of what we polish is marble, and it’s the material that shows wear soonest. Two reasons. It’s soft, so it scratches. And it reacts to acid, so a spilled glass of juice or one wrong bottle of cleaner leaves a dull mark that no amount of mopping touches.

The work runs in two stages. A full diamond grit sequence first, which takes the scratching out. Then crystallisation for the shine. That second part is a reaction with the stone itself, not a layer laid on top, and it’s the reason a properly done marble floor doesn’t go patchy along the walking route six months later.

Etch marks, water rings around planters, dull traffic lanes and scratches from dragged furniture all come out at this stage.

Wood is a different trade using the same word. There’s no grinding of stone and no crystallisation, it’s fine sanding to level the surface and take out the scratching, then a finish applied on top.

Which finish depends on the floor and the room. Lacquer gives a harder surface and suits high traffic. Oil looks more natural and is easier to touch up in one spot later without redoing the whole floor. Engineered wood has a limited wear layer, so we check its thickness before sanding, there’s a limit to how many times an engineered board can be taken back.

Humidity matters here too. Boards move with it, and a floor sanded and finished during a damp week behaves differently to one done in dry conditions.

Granite and natural stone polishing

Granite is a much harder stone, so it scratches far less often. The trade-off is that when it does go dull, the job takes longer and needs harder abrasives. It also won’t crystallise the way marble does. Here the shine is purely mechanical, then held in place with a penetrating sealer.

Travertine, limestone and terrazzo are all their own thing again. Travertine comes with natural holes that sometimes need filling first. Limestone is soft and drinks in everything, so on limestone sealing isn’t a recommendation, it’s the job.

Vinyl and concrete floors

Vinyl doesn’t get ground or crystallised. What it takes is deep cleaning followed by a protective polish coat, stripped and reapplied when it wears rather than built up in layers.

Polished concrete is its own process, mechanical grinding with progressively finer diamonds and a densifier that hardens the surface. It’s most common in Dubai on commercial floors, showrooms and villa garages.

Deep floor cleaning, and when polishing isn’t the answer

Not every dull floor needs polishing, and it’s worth saying so.

If the surface is intact and the problem is grout, staining or a build-up of old cleaning product, deep floor cleaning is the cheaper and correct answer: machine scrubbing, grout worked properly, then a rinse and dry. If the surface itself is scratched or etched, cleaning won’t help, because you’re cleaning damage.

How to tell your floor needs polishing

Dull lanes along the routes people actually walk. Reflections that look hazy rather than sharp. Fine scratch patterns that show when light comes in at an angle. Water rings around plant pots. Patches near the kitchen or a bathroom door that stay dull however you clean them. A floor that looks worse right after mopping than before.

How long it takes and what happens in the house

We work room by room, so the property stays usable throughout. A single room is typically a day. A full villa floor runs several days, scheduled so bedrooms are done separately from living areas.

Machines run with dust extraction and doorways get sealed off, so the dust stays in the room being worked on. On stone the floor is walkable the same day it’s finished. On wood the finish needs curing time, usually overnight for lacquer, longer for oil, and we tell you the exact figure before starting.

Price

Floor polishing is quoted per square metre, and the rate depends on the material and how much damage there is. Marble with light dulling and marble with deep scratching are not the same job even at the same size.
