Our facade cleaning process

  • Site visit and access check

    We look at the property, identify the surface and work out what the elevation can be reached from. Ground level with a water-fed pole covers most villas. Anything higher needs a ladder or a scaffold tower, and that's decided on site rather than assumed.

  • Setup and protection

    Landscaping, parked cars and shop displays covered, walkways kept clear, drop zone marked. Loose dust and cobwebs come off before any water goes on the wall.

  • Cleaning the elevation

    Biodegradable solution applied and worked to suit the surface. Glass gets a purified water finish so it dries without spotting, painted render gets the mildest treatment, stone gets low pressure and dwell time rather than force.

  • Frames, sills and detail

    Window frames, gaskets, sills, door surrounds and signage. This is what separates a facade that reads clean from the street from one that reads clean from two metres away.

  • Walk round and sign-off

    Facade cleaning services in Dubai

    Dubai is hard on building exteriors. Fine sand blows onto every surface, humidity holds it there, and the sun bakes it in. Add construction dust from whatever is going up nearby and a villa that was washed in spring looks tired by autumn. On glass it starts as haze and ends up etched. On painted render and natural stone, salt works into the surface and lifts it.

    EcoClean has worked across Dubai for nine years. We handle facade cleaning for villas, townhouses, low-rise buildings and ground floor commercial units, working from ground level, ladders and scaffolding.

    What is facade cleaning?

    Facade cleaning is the cleaning of a building’s exterior surfaces: glass, painted render, stone, cladding panels, window frames, sills, doors and signage. It goes further than window cleaning, which covers the glass alone, and it’s what keeps a property from moving from dirty into damaged.

    What we clean, and what we don’t

    We should be straight about this, because it saves everyone a wasted site visit.

    What we do: villa and townhouse facades in full, low-rise residential and commercial buildings, ground floor and podium level on taller buildings, shopfronts and retail glazing, entrances, canopies, boundary walls and gates. Anything reachable from ground level, from ladders, or from scaffolding we put up.

    What we don’t do: high-rise work. No rope access, no abseiling, no cradle or BMU operation, and no tower elevations above scaffold height. That’s specialist access work with its own certification, and it isn’t a service we offer.

    Villa facade cleaning in Dubai

    Villas are the bulk of what we do. A typical Dubai villa is two or three storeys of painted render or stone with a lot of glass, and every elevation of it collects the same sand.

    Villa facade cleaning covers the walls, all external glass and frames, the entrance and door surrounds, balcony fronts, boundary walls, gates and the garage door. Most of it is done from ground level using a water-fed pole system, which reaches up to around the third floor and uses purified water with no detergent at all, so the glass dries without spotting and nothing runs into the garden. Where an elevation needs more than the pole reaches, we work from a ladder or put up a scaffold tower.

    Villas near open ground or an active construction plot need it more often, sometimes twice a year rather than once.

    Shopfront and retail facade cleaning

    A shopfront is judged from three metres away, which is a harder standard than a tower elevation. Fingerprints, splash marks at the base of the glass, dust in the frame channel and the strip along the top of the signage all show.

    We clean retail glazing, entrance doors, frames, canopies, signage and the paving immediately in front. Work happens before opening or after close so you don’t lose trading hours, and the walkway stays clear throughout. Most of the shops we look after are on a regular cycle, monthly or fortnightly, because at street level the difference between clean and not clean is visible within days.

    Restaurant and cafe frontages get the same treatment plus the terrace glass and screens, which pick up grease as well as dust.

    Ground floor and podium level cleaning

    On larger buildings we handle everything at the base. Ground floor glazing, entrance lobbies from the outside, columns, podium walls, car park entrances and the stone plinths that run around most towers.

    This is worth doing on its own even when the upper elevations are on a separate contract, because ground level takes traffic dirt and splashing that the rest of the building never sees, and it’s the part everyone actually walks past.

    External window and glass cleaning

    For a lot of clients, facade cleaning really means the glass. External window cleaning on villas and low-rise is done with purified water through a pole, which needs no chemicals and leaves nothing behind to spot in the sun. Frames, gaskets and sills are done with it, since a clean pane in a dirty frame looks worse than before you started.

    On ground floor retail and podium glazing we work by hand where the finish matters most, which is anywhere people stand close to it.

    Surfaces and how each one is handled

    • Glass. Purified water, no detergent, frames and sills included.
    • Painted render. The mildest treatment of the lot. Low pressure and the right dwell time, because pressure lifts paint and there’s no undoing that.
    • Natural and reconstituted stone. Porous, so low pressure again. High pressure drives water in and it comes back out weeks later as staining.
    • Aluminium composite cladding. Worked away from the panel joints so water doesn’t get behind. Wrong chemical here marks anodised finishes permanently.
    • Boundary walls, gates and paving. These take pressure washing properly, and it’s usually the fastest visible improvement on a villa.

    Post-construction and post-renovation facade cleaning

    After building work the facade carries cement splash, silicone, adhesive residue and protective film, and normal cleaning won’t shift any of it. This is a separate job, slower and priced differently, and it’s common on handover of new villas and on shop fit-outs.

    How often should a facade be cleaned in Dubai?

    Villas usually twice a year, and once a year is the minimum before dirt starts to hold moisture against the surface. Shopfronts and retail glazing need it monthly or fortnightly, since street level dirt is visible almost immediately. Properties near construction or a main road need it more often than the calendar suggests.
