Why Your AC Smells Musty After the Dubai Summer (and How to Get Rid of the Mildew Smell)

An AC smells musty for one of four reasons. Nine times out of ten in Dubai it’s mould: on a permanently wet evaporator coil, in a blocked condensate drain or a full drain tray, in dust-clogged filters, or inside the ducts and duct insulation. The coil almost never gets to dry out between May and September.

Ten minutes tells you which one. Pull the filter into daylight, check the grille and any visible diffuser, look at the drain tray for standing water, then note when the smell hits: only at start-up, or the whole time the unit runs. We had a call out in a JBR tower last month where the tray under the FCU held two centimetres of standing water, dust turned to a grey paste on top. That’s not rare.

What the smell is telling you

The exact smell narrows the cause down fast. A musty or mildew smell, what people mean by AC smells like mildew, almost always points to mould in the system. A sour, dirty sock smell is the same problem further along, what HVAC technicians call dirty sock syndrome. Burning, sweet or sewage smells are not mould, and two of those mean stop the unit and call someone straight away.

Why it gets worse in September in Dubai

September is when EcoClean gets the most musty AC calls of the year. Many homes sat closed for July and August with the AC on a low setting or off, humidity outside was 80 to 90 percent most nights, and condensate sat in drain trays with nowhere to go. The first cold start after the summer break pushes that smell straight into the room.

Towers and villas pick up the smell differently. In a tower, the FCU drip tray sits inside the ceiling void behind the diffuser, so stagnant water and a summer’s worth of dust settle where nobody looks until the smell shows up. In a villa with a split or ducted system, the outdoor unit collects dust after weeks of light use, and the first proper startup pushes that through the vents for a few minutes before it clears.

Chilled-water FCUs, ducted splits and window units: where the mould sits in each

Where the mould sits depends on what’s cooling the room, and in Dubai that’s rarely as simple as one type of AC for the whole building. Chilled water from district cooling feeds most towers. Villas run split or ducted units with their own outdoor condenser. A few older blocks still have window units bolted through the wall. Different box. Same wet coil. Same problem.

Chilled-water FCUs in towers

Picture the drip tray under an FCU in a JLT tower after a full summer on auto. It’s usually got a skin of grey dust floating on standing water, sometimes a centimetre deep, because the coil above it never stops sweating from May to September. Mould grows on the coil fins first. Then the foam lagging around the chilled water pipe. Then the tray itself. A blocked tray is the single biggest cause of musty FCUs we see across Business Bay and Downtown.

Ducted splits and high-wall units in villas

Villas hide the coil in a loft or an airing cupboard, and the ducting runs through roof space that turns into an oven by July. That heat sweats the ducting from outside while the coil sweats it from inside. Mould shows up in both places: on the coil itself, and inside the flexible duct insulation at every joint. The outdoor condenser rarely smells of anything. A dirty one just makes the indoor unit work harder, which makes the wet coil worse.

Window units in older buildings

Window units are the worst case. Coil, drain pan and blower all sit in one metal box, half in and half out of the wall, so rain gets in and the drain path blocks with a few weeks of dust. Once that happens the tray overflows inside the box instead of outside it. We still see these in older blocks in Al Barsha and Mirdif, and they’re usually the fastest of the three to turn musty, sometimes within days of a good rain.

What you can do yourself in 30 minutes

Thirty minutes, six jobs. No special tools needed, just a vacuum, a cloth, and ten minutes you don’t have this week. Work through these in order. Most musty smells clear by step two. If yours doesn’t, that’s useful too, it means the problem sits past the filter, in the coil or the ducts.

  • Filters first, two minutes. Pull them out and hold them up to a window. Grey and matted means clean or replace now, not next week. The mistake we see most: people rinse a washable filter and put it back in still damp, which just grows more mould inside the unit.
  • Wipe the grille. Thirty seconds with a damp cloth, both sides if it lifts out; most people only ever wipe the front.
  • Find the drain line outlet, usually a small pipe near the balcony wall, and check the tray under the indoor unit or FCU. Standing water or a slow drip means a blockage is forming, even if there’s no smell yet.
  • Fan-only for twenty minutes after the AC has been cooling, not five, not ten. Twenty is what it takes for the coil to actually dry instead of just stop dripping. Most people skip this step because the room feels cool.
  • Humidity under 60 percent. A hygrometer from any hardware shop costs less than a coffee; most people just guess by how sticky the air feels, which is usually wrong by ten points either way.
  • Look up. A water mark, bubbling paint or a soft patch on the ceiling near the FCU is a leak, not a smell you can clean your way out of, and it’s the one thing on this list that always needs a call, not a cloth.

What needs a professional

Four jobs need a technician, not a cloth and a vacuum: cleaning the coil itself, flushing the drain tray and line, cleaning and sanitising the ducts, and a full FCU or split service. Wrong chemicals on a coil can strip the coating; excess pressure in a duct can loosen a joint you can’t see. Not a weekend project.

Spraying bleach or air freshener into the vents doesn’t fix anything. It can’t. Bleach doesn’t penetrate the porous foam and insulation where the mould actually lives; it just bleaches the surface you can see and leaves the rest untouched. Perfume covers the smell for maybe an hour while the coil stays just as wet. Both can corrode the electronics inside the unit over time.

Is a musty AC smell dangerous?

Is a musty smell from AC dangerous? Not usually, not as an emergency. Mould spores in the air can aggravate allergies and asthma, and some people get a dull headache after a few hours in a room where a mouldy coil’s been running non-stop. No need to panic. No need to move out either. Just deal with it within a week or two instead of letting it run through winter.

The AC itself is usually a contained problem. Clean the coil, flush the drain, sort the ducts, and the smell goes with it, often within a day. It’s a different story if you spot mould spreading across a wall, a ceiling corner, or behind a wardrobe that has nothing to do with the AC. That’s a separate job.
